|Recommended: YesNice place to live — I feel as far as apartment complexes go, this one is pretty quiet. I rarely hear my neighbors through the walls and there isn't too much outside noise. Only issue I have is parking gets a little scarce from time to time. I am not sure if it is visitors or what.
|Recommended: YesLayout and size of aparement is great — I do like the community and the overall apartment. My apartment is spacious and the layout is nice. I have a 3 bedroom apartment which is rare to find. My biggest complaint would be the size of the refrigerator. It is extremely small for a family of 5 and the freezer does not have a shelf in it. I would think the bigger units would have a larger refrigerator. I go grocery shopping and have to be very cognizant of the amount of cold items I buy due to the extremely small size of the fridge. The dishwasher is also very noisy and the wheels are constantly coming off of the racks. It is almost impossible to watch TV without turning it really loud to hear over the dishwasher. The parking is also a problem. There does not seem to be enough spaces. But my overall experience is nice and I would not move from here because of the reasons listed above.

|Recommended: YesLovely plsce to reside. — Mallard Pond is a very safe and clean environment to live in. The staff is friendly and professional and the buildings and grounds are clean and spacious also. Overall it is a wonderful community.

|Recommended: YesEnjoying my stay — I love the apartment. I enjoy the grounds. I love the layout of our apartment and the quickness of repairs. I don't hear our neighbors, nor do I ever smell what they are cooking - hehe. This was a huge problem at my last apartment. I just wish when I would call - the phone would be answered when I have a quick question. Email is the best of contact but sometimes this is difficult if I am driving and calling. Other then that I love staying at Mallord Pond and would recommend these apartments to anyone looking to find a place in Howell.

We have been working hard to make Mallard Pond an enjoyable place to live for our residents, and we are happy to hear that our residents appreciate the hard work!
|Recommended: NoIt is nice. — It is nice however buildings are needing some much needed work to keep them nice.
|Recommended: NoAverage all around — Extremely noisy neighbor, can hear drunken ranrs every friday and saturday nights, aleted office with no changes. Very poor insulation leaking windows. Bedrooms get very cold and box elder bugs able to crawl into Windows as if no barriers. Maintenance staff are very receptive but do not remove shoes upon entering apt.
We are sorry to hear that you feel your issues have not been resolved. The current management has no knowledge of any issues with your neighbors being brought to our attention. The box elder bugs are a nuisance everywhere, not just on our property. Your building is being treated today since this is a known issue. Even though there is no way to completely rid of box elder bugs, we are trying. It is our policy for staff to not remove their shoes. We encourage you to bring any issues to the attention of management to allow us the opportunity to address any issues.
|Recommended: YesOverall, a nice property to make a home at — The only issue is the parking. Its difficult to find parking unless you purchase a carport. The apartments are decent in size and looks.

We are pleased to hear that you enjoy living here at Mallard Pond. Living in a multi-unit building can result in hearing some noise from neighbors. Unfortunately, there is no such thing as a sound-proof apartment; however, we do our best to ensure that our residents keep noise to a minimum.
|Recommended: NoLongtime Resident, sometime fan — I have lived here for going-on 7 years and it was an excellent place to live up until the most recent property management company. It no longer feels like a community, has a number of office associates that seem to be a revolving door that have all perpetually just started, whomever it is that the property management company is that runs it Gordon I think seems to have forgotten the basics of instilling common courtesies into their employees I no longer know who anyone is because they don't introduce themselves, let alone smile when I asked the one young gentleman what his name was, he said Why . The parking lot is absolutely abhorrent with massive cracks and potholes that rang for 7 -8 to 10 -12 deep, not to mention the fact that strict enforcement of things such as speed limit it's the Autobahn through here and picking up waste after pets has long since slipped into oblivion... Not to mention the fact that prices are getting wildly out of hand, a maintenance team that reeks of alcohol and does naught but provide excuses for the failings of the building, groundskeepers, or appliances I was told that my dryer vents need not be cleaned because the issue is only that the dryer is too close to the walls ... so here I am, two years later running every. single. load. of laundry through the dryer twice .
Renters beware, you'll not be cared for as you aren't a valued member of the community you are simply another number to these property managers. They care not.
|Recommended: YesPeaceful Place called Home — I enjoy living at Mallard Ponds. It is quite peaceful and management is awesome. After moving in I had a few minor things that had to be repaired from the previous tenants. Maintenance was quick to respond and efficient. I would have given an overall rating a 5 but the parking is a problem. I have a paid carport so that I do have a place to park.
