|Recommended: YesNice area, convenient location — Overall, we really like it here. Nice area, quiet for the most part, well kept, neighbors pretty much keep to themselves very quiet. A lot of common areas for our dog and kids to play. We're right by a dumpster, and around the corner from the mailboxes so that is always a perk, very close to shopping which is really convenient.
Downsides would be that our unit 2nd and 3rd floors get really hot upstairs with heat rising from downstairs in general so on hot days we have to crank our AC up a bit more , and that parking is first come first serve so it can be really difficult to find a close spot at times which is especially hard with kids and a car load to bring in. The parallel parking spots are massive, but if everyone pulled up closer to the cars in front of them there rather than center in the spots, there could definitely be about 3-4 extra spots. Spots are hard to find later in the evening when everyone is getting home from work. My husband takes night classes and can rarely find a spot nearby when he gets home so he has to walk a few buildings over. We find people park in front of our building and walk a ways to their building too, and that some just don't park in the spots in front of their buildings, but in front of ours for quicker access to their back units across a common area, so I think it just dominoes when spots aren't available.
|Recommended: YesGreat place to live — I've lived here for a few months now. The staff is great The neighbors are all nice ive never heard my neighbors through the walls. If i have any questions the staff is always quick to answer and maintenance si always quick to respond to requests.

|Recommended: YesThe Best Apartment Choice in Howell — I looked at a lot of apartments before my move to Howell and for the price, Mallard Pond is absolutely the best value. Maintenance is quick and professional, the front office is friendly and helpful, and my apartment feels very cozy. The noise level is low and neighbors are courteous if there is going to be a little extra noise for an evening. I occasionally have a hard time finding parking in front of my unit, but that's a small problem and comes with the territory of apartment living. I love being so close to work, grocery stores, the outlet mall, and the highway. This was a great choice for me

|Recommended: YesA good experience so far — The condos are very comfortable and suit our family well. It is nice to not have to do yard work or maintenance on the home. The maintenance staff have been prompt and efficient in fixing problems here. The only downside we have had is that some of the appliances are older and run loudly but they work. It is a good location for us, in Howell but not downtown.

The noise question is ambiguous but to clarify, we can hear our neighbors that share a wall but it is not disruptive. I would recommend Mallard Pond to anyone.

|Recommended: YesWonderful Place to LIve, We Love Our Place — I moved in in October 2018 and I've loved it here so far. They were under brand new management shortly before I moved in, and they new management has been great They are very responsive and helpful. We love our apartment. We have the Summit floor plan 2 bed 2 bath w garage . I have no complaints about living here. Its actually quite beautiful. There could be more parking but that is not a problem for us almost ever. I like the location and convenience of being so close to M-59, but you do not hear any of the traffic, surprisingly. The gym is small but has all the equipment you could need except only one treadmill but I run outside anyway . I have not had any maintenance requests yet, so far everything has been working as it should in our unit. The leasing staff are very polite and we heard back very quickly from them after applying for a unit here. Would absolutely recommend this place to others.
